JOB SUMMARY:

Maintains heating, ventilation, air conditioning, and refrigeration (HVAC) and building automation system (BAS) in order to ensure a safe and comfortable environment for patients and staff in accordance with established standards. Provides courteous and efficient customer service.

TYPICAL DUTIES AND RESPONSIBILITIES:
- Monitors and adjusts heating, ventilating and air conditioning systems by operating a variety of mechanical, pneumatic and/or electronic control systems and performing such tasks as altering systems operating parameters and schedules; repairs and calibrates various instrumentation components of the HVAC systems such as thermostats, sensors, actuators, transducers, regulators and valves; maintains appropriate activity logs.
- Performs preventative and demand maintenance on heating, ventilating and air conditioning systems by lubricating, repairing, replacing or installing equipment and/or parts such as pumps, fans, air compressors, heaters, pneumatic systems, valves, bearings and seals.
- Investigates HVAC trouble calls/alarms using methods such as accessing the building automation system using a computer terminal to review system sequence of operation, control parameters and actual conditions.
- Modifies existing HVAC control programs by reviewing drawings and specifications to determine the established sequence of operations, inputting/changing system operating parameters using system prompts, menus and general control language and tests the system. Writes building automation system alarm messages into the system.
- Makes recommendations on HVAC systems design to engineers and contractors to ensure optimal environmental control and efficiency.
- Conducts air quality studies and performs air balancing using methods such as measuring air flow using an electronic flow hood, comparing actual air flow measurements to specified ASHRAE and CSA standards, adjusting balancing valves in ducts, repairing and or making recommendations for modifications.
- Commissions HVAC systems to verify that devices respond appropriately to the specified parameters and instructions, commanding the BAS to assume automatic control and monitoring the system by reviewing variables such as temperature, humidity and relative space pressurization.
- Tests and maintains BAS control panels by inputting commands and visually checking to ensure that devices respond appropriately.
- Maintains computer hardware and software by troubleshooting computer problems, installing new devices and referring software problems and change recommendations to control system companies. Performs backups to the database.
- Performs other related duties as required.
QUALIFICATIONS:
A. Education, Training and Experience
Graduation from a recognized program in Heating, Ventilation and Air Conditioning (HVAC), Mechanical, Instrumentation/Automation or Electronics technology plus four years' recent related experience or an equivalent combination of education, training, and experience.
B. Skills and Abilities
Ability to operate and maintain related equipment safely and efficiently.
Ability to communicate effectively both verbally and in writing.
Ability to deal with others effectively and provide excellent customer service.
Ability to read and interpret drawings and sequence of operations documents.
Mechanical aptitude and troubleshooting abilities.
C: Physical Requirements
Must be able to perform the physical requirements of the position including climbing ladders and stairs, walking, bending, stooping etc. Must have good manual dexterity and experience using industrial hand tools and power tools. Must be able to wear personal protective equipment including the use of a respirator. Must be able to respond to visual and audible alarms. Must be able to work in confined spaces, work at heights and work from scissor lifts. Must be able to lift up to 50 pounds.
